How many units does Lucerne Grand have, and how does it compare?

Short answer: 570. The longer answer is what that number does to your odds at ballot, your view, and your exit — and it does not all point the same way.

residential units, across five 17-storey blocks at 30 to 38 Lakeside Drive, District 22.

145,152 sq ft site · 99-year lease from 8 September 2025 · commercial at first storey · 456 car park lots · expected vacant possession 7 December 2031.

Why you will also see 575

Both numbers are real, at different points in time. When CDL won the Lakeside Drive Government Land Sale site, the indicated yield was around 575 homes, and a lot of the early coverage locked that in. The developer's own project documentation now gives 570, and that is the number the schematic diagram adds up to when you count the stacks block by block. If a listing still says 575, it is working from land-bid-stage reporting.

What 570 units means next to the neighbours

Lucerne Grand is the largest private launch in the immediate Jurong Lake District area in a decade. It is also, by some distance, the densest.

Density is units divided by site area in acres, rounded. Site areas as published by each developer. Lucerne Grand's site area is the estimated figure in CDL's project information.

The density gap is the honest headline here. Lucerne Grand puts roughly seventy per cent more homes on each acre than Sora or The LakeGarden Residences do. That is not sloppy planning — it is what an MRT-fronting parcel with a commercial podium is zoned to do, and it is the reason the ground floor can carry a supermarket at all. But if your mental picture of "lakeside living" is the low-rise, wide-spaced feel of the Yuan Ching Road projects, walk both sites before you decide.

Launching in the same weeks — but not for the same buyer

Q4 2026 is busy. The projects competing for attention in the same window are mostly somewhere else entirely, which matters more than the raw unit counts.

Thomson Reserve is the one to watch, not because it competes for the same buyer — a Bright Hill address and a Lakeside address attract different people — but because at 1,268 units it will absorb an enormous amount of agent attention, marketing spend and press coverage in exactly the weeks Lucerne Grand is previewing. If you want unhurried time at the Lucerne Grand showflat, the early preview window is likely to be calmer than the October sale weekend.

The nearer comparison for an own-stay buyer is Dover Road: also mixed-use, also close to an MRT station, also in a research-and-jobs precinct. The trade is a smaller, more established employment node at one-north against a much larger but still-being-built one at Jurong Lake District.

Where 570 units helps you

  • Price discovery on exit. A 570-unit project generates enough resale transactions each year for a valuer, a bank and a buyer to agree on what your unit is worth. In a 100-unit project, two odd transactions can set your benchmark for a year.
  • The podium is viable. A supermarket and F&B tenants need a resident base to sign a lease against. The unit count is part of why the ground floor gets to exist.
  • Facilities have a budget. Twenty-six facilities across four levels are funded by 570 sets of maintenance fees, not 300.
  • More stacks, more choice. Seventeen layouts and 36 stacks means a realistic chance of getting the orientation and floor you actually want.

Where it works against you

This is the part most launch pages leave out.

  • Everyone exits at once. 570 units complete together and hit their five-year seller's stamp duty window together. If you are buying to flip on completion, you will be selling alongside several hundred near-identical units.
  • Absorption in this precinct has not been quick. The LakeGarden Residences was reported at only 38 per cent sold well after launch. The Jurong Lake District story is real, but it has been a slower sell than the headlines suggest.
  • Density affects the daily experience. Lift waits, car park queues at 8am, and pool crowding on a Saturday all scale with unit count on a fixed footprint.
  • No one-bedroom. The smallest unit is 624 sq ft. If you wanted the lowest possible entry quantum for a rental play, this project does not offer one.
  • It is a long wait. Expected vacant possession is 7 December 2031.

The number nobody has published yet

Pricing. CDL took the site with a top bid of $608 million, or $1,132 per square foot per plot ratio — the highest land rate the Lakeside area has seen. The only figure in public circulation is an analyst projection of roughly $2,400 psf average, made by PropNex's head of research at the June 2025 land-bid stage. Treat that for what it is: one researcher's estimate from before the design was finalised, not a developer price.

For context on what it would have to clear:

BenchmarkApprox. psfBasis
Lucerne Grand~$2,400 (est.)Single analyst projection, June 2025
Sora~$2,357 avgRange roughly $2,101–$2,694
J’den~$2,451–2,575Launch average, Nov 2023
The LakeGarden Residences~$2,120Launch average, Aug 2023
Lake Grande~$1,861Recent resale
Lakeville~$1,776Recent resale

If launch pricing lands near that estimate, Lucerne Grand sets a new ceiling for the precinct — roughly a third above nearby resale stock. The case for paying it rests on the MRT frontage, the retail podium and the Jurong Lake District build-out. The case against is that a good deal of that future is already in the price. Both readings are defensible. Wait for the actual price list before you decide which one you believe.

So: who is 570 units right for?

It suits an own-stay buyer who wants to be on top of an MRT station with groceries downstairs, and who is comfortable holding through to 2031 and beyond. It suits a family that needs three or four bedrooms within a kilometre of Rulang or Shuqun Primary.

It suits a short-hold investor considerably less well. The entry quantum starts at a two-bedroom, the exit competition is several hundred units deep, and the precinct's growth story is largely priced in at the estimated launch level.
